It is a condition of the booking that the entire party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). The owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as, watercraft, water sports, jeep or motorbike rental etc.

Only those persons stipulated in the original booking may reside at the villa as guests. A list of “registered” Guests will be required on booking. Please notify us as soon as possible of any changes. Should the owner or the local representative find that the number of people staying at the property exceeds that in the booking, he may, at the absolute discretion of owner, ask the extra person or persons to vacate the property forthwith. No camping is permitted in the grounds or gardens. Names and passport numbers of all Guests will be required on booking.

The person signing this contract is responsible for the correct and appropriate behaviour of the guests staying at the property. Should any member of the party not behave in such a manner, the owner or property manager may at their absolute discretion ask the offending guest or guests to vacate the property forthwith.

It is understood that infrastructure, local standards and conditions (eg. Island electricity power outages) are often of a less developed nature in a remote resort location than in more urban environments. The owner will do as much as can be reasonably expected to avoid and rectify any problems that may occur, but cannot be held responsible for any problems created beyond their control.

Whilst we have absolute trust in our staff, any valuables left at the property are left at one’s own risk. Neither owner nor staff at the property is responsible for any loss or damage to valuables or other property. Please use room safes for any valuable items.

Hire of all vehicles and or drivers is excluded from rentals. All food, beverages, wines and liquor are excluded and are to be purchased by our guests at cost against receipts

Any contract that is made will be with the acceptance by both parties of these terms and conditions, which are governed by Thai law and both parties will submit to the exclusive jurisdiction of Thai courts.

Costs for damages caused by Guests, beyond normal wear and tear need to be settled before departure. A security deposit may be required prior to arrival at the owner’s discretion. No fireworks on the property please.

Any cancellation by Guests within 90 days of arrival will result in the loss of the original 50% deposit. Any cancellation by Guests after full payment (ie. Within 30 days ) will result in the loss of the full payment. Guests are therefore strongly recommended to take out the aforementioned comprehensive travel insurance which should include cancellation cover, at the time of making the initial deposit.

All guests having paid a deposit or having made full payment, will be deemed to have accepted the "Terms and Conditions" as stated on this website, by virtue of viewing the aforementioned website or by the owner's request to the Guest's agent to make the Guest aware of the aforementioned "Terms and Conditions". Non signing of any agreement will NOT be deemed to indicate non acceptance of the aforesaid "Terms and Conditions". The "Lead" Guest will be deemed to have agreed the "Terms and Conditions" on behalf of all accompanying Guests.
